Old Parts Fail. A Home Warranty Is Built for That.

Motors burn out, valves stick and heating elements quit after years of normal use. A home warranty is a service plan that sends a technician and pays for the covered repair. I set up plans for systems, for appliances, or for both together.

Systems plan

Pipes, wiring and ducts in your house.

Appliance plan

Fridge, range, washer, dryer and more.

Combined plan

Both groups under one yearly contract.

How Home Warranty Coverage Works, Start to Repair

Technician showing a homeowner a service form on a clipboard

Step 1 - Pick What to Cover

Choose systems, appliances or both, then list the equipment your house has.

Step 2 - Start the Plan Term

Coverage runs for a year. A short waiting period comes before a first request.

Step 3 - Request a Repair

A covered item fails, you file online, and one service fee is due per visit.

Home Warranty Repairs My Customers Remember

The dishwasher pump failed in the middle of a busy week. I filed a request that night, paid the service fee, and it was running again in days.

Willard K.
Dishwasher

My water heater tank began leaking during the second winter here. The plan covered a new unit, and I only paid the service fee for that visit.

Cora B.
Water heater

I almost left laundry off my plan. Glad I kept it, because the dryer drum stopped spinning a few months later and the belt repair was covered.

Hugh D.
Dryer

The air conditioner stopped during the hottest week of summer. A technician replaced the capacitor, and the big bill I feared never showed up.

Della R.
Air conditioner

My oven refused to light before a family dinner. Filing the request took minutes, and the igniter was replaced later that week, fully covered.

Luther N.
Oven

Half the outlets in my kitchen went dead one morning. The plan sent an electrician, who tracked it to a worn breaker and replaced it that day.

Frequently Asked Questions

Age limits, covered appliances, leaks and the service fee. These five come up most when someone is choosing a plan with me.

No. Heating and cooling systems of any age can go on a plan, as long as they are in working order on the day coverage starts.

Refrigerators, ranges, ovens, cooktops, dishwashers, built-in microwaves and garbage disposals. Small countertop appliances are not included.

Yes, when the leak comes from normal wear on the tank or its parts. Damage from frozen pipes or a storm belongs with homeowners insurance instead.

Breaker panels, wiring, outlets, switches and built-in ceiling or exhaust fans. Light bulbs and fixtures put in later are not part of it.

One flat service fee for each request. The plan pays the rest of the approved repair, up to the limit written in your contract.
